Building vs Buying in Antigua: Current cost per square foot for concrete construction

Thinking about building on a family parcel of land in Parham / St. Peter. For those who completed builds in 2024–2026: what is the realistic turn-key cost per square foot right now for reinforced block/concrete with quality Caribbean finishes (cistern, hurricane shutters, solar-ready roof)?

Are contractors charging $350–$450 XCD per sq ft, or has shipping freight pushed it higher?

Realistic average for quality construction right now is $380 to $450 XCD per square foot including cistern, septic, and rough-in plumbing. If you choose high-end imported tiles, quartz counters, and bespoke European fixtures, expect $500+ XCD. Make sure your engineer includes proper ring beams for seismic and Cat 5 hurricane resistance.

Crucial advice: ALWAYS ensure your land has clean title at the Land Registry, clear boundaries marked by a licensed surveyor, and approved DCA (Development Control Authority) plans before handing a single deposit to any contractor.
